Vero Beach Homes for sale by Karen Burke

"I look forward to finding the right property for you and your family. I am dedicated to long-term relationships."

Do some research and analysis on the area housing market. There are many websites to look up local data by zip code, including selling prices, time on market, foreclosures and more. Find out about unemployment rates, average income, and how local employers are doing. In some cases, a good location and product may override the local trend.

Be certain that you are realistic and patient about all of your goals when looking to buy a property. Finding the perfect property for your needs can take time.

Never buy a home that has fireplaces in rooms other than the living room. A fireplace in multiple rooms becomes a real annoyance to maintain and you hardly use them anyway.

If you find a fixer-upper that needs improvements you are capable of making, ensure the price reflects the condition of the home. This lets you pocket some extra cash up front, and then you can make the repairs on your schedule. You are increasing the value of your home with each improvement and have the flexibility to design it the way you want. Be sure to look for what a house could be, not what it currently lacks. Your dream house might just be a diamond in the rough.

Pursue pre-foreclosure properties. If you can wait to make a purchase, many pre-foreclosure properties offer an excellent investment opportunity. Pre-foreclosure properties are ones where the owners of them have risk of losing their home because of delinquency. Most lenders can provide you with a list of local pre-foreclosure properties; you might also place advertisements offering to purchase houses with cash. Regardless of which method you use, you should find out from the current owner how much he still owes on his property, then offer him several thousand dollars above that. You could find some excellent home bargains, since many people owe less on their loan than the home’s market value.

If you enter the real estate market unprepared, the odds are heavily stacked against you. It’s highly likely that you will waste money, or even cost yourself a good house. However, now that you’ve read the information in the previous paragraphs, you’re better equipped to make smart choices. All that’s left for you to do is capitalize!
